A snagging inspection records defects in a property approaching or following handover. The useful outcome is a clear record of what needs attention, not simply a large defect count. The scope depends on the property, access and systems available for inspection.

Building fabric and finishes

Accessible roofs, façades, balconies, doors, windows, tiling, joinery and finishes may be reviewed. The surveyor should look beyond appearance where a detail could affect drainage, weather resistance, safety or future maintenance.

Mechanical and electrical installations

The inspection can consider accessible air-conditioning, ventilation, electrical, plumbing and drainage installations. Some systems cannot be fully assessed without utilities, commissioning records, specialist instruments or a separate test. The report should say what could not be tested.

The report and rectification

A useful report identifies the location, observation, photograph and recommended action for each material issue. Technical context helps an owner raise the point with the developer or contractor. Responsibility for rectification depends on the contract and handover position.

Questions clients ask

When should I book a snagging inspection?

Arrange it before handover where access is permitted, or as soon as practical after handover so defects can be recorded promptly.

Is a snagging inspection the same as a Building Survey?

No. A Building Survey is usually a broader assessment of condition and risks. A snagging inspection focuses on defects against the agreed handover scope.

Does the inspection include flood testing?

Only when expressly included and feasible. A visual inspection alone cannot confirm concealed waterproofing performance.

Inspection scope and conclusions depend on the property, access and information available. Inspec can advise on an appropriate appointment for the specific building.
